When Vistry Group began construction on The Meadows, a £29 million fully affordable housing scheme in Ainsdale, Southport, they sought trusted local partners capable of delivering at scale with precision and care. CLTK was selected to provide the complete joinery package for this ambitious development — a project that blends extra-care accommodation, family homes, and inclusive living into a cohesive, community-focused environment. 

Set across a significant site off Sandbrook Road, The Meadows includes 130 homes: 90 extra-care apartments for older residents, a 12-apartment Short Term Assessment Centre for neurodiverse individuals, and a mix of houses, bungalows, and maisonettes. 

The project reflects a broader partnership between Vistry, Riverside Group, Sefton Council, and Homes England — all committed to high-quality, inclusive housing. For CLTK, this was a chance to showcase joinery expertise on a project that would genuinely change lives. 

The Challenge

The Meadows development introduced a number of technical and logistical challenges for the CLTK team: 

Coordinating joinery works across a multi-phased site with diverse housing types and specialist accommodation including an Extra Care Facility with technical demands 

Ensuring high-quality finishing while working within the strict compliance standards of extra-care and accessible housing 

Seamlessly integrating with Vistry’s wider construction and delivery team across a long-term programme 

Meeting energy-efficient standards and accessibility requirements across all units.

CLTK’s Comprehensive Joinery Package 

CLTK Joinery Services delivered a complete, start-to-finish joinery package across the development, including: 

Structural and First Fix

  • Timber Frame/Studwork: Structural framing for all residential units, tailored to various housing layouts 

  • Roof Structure: Precision installation of trussed and pitched roofing systems 

  • First Fix Doors and Windows: Framing of openings to exacting standards for airtightness and accessibility 

Second Fix and Internal Finishes

  • Doors and Windows: Supply and installation of fire-rated and accessible door sets, external and internal 

  • Kitchens and Fitted Furniture: Custom kitchens installed in all homes and communal areas, with specialist furniture solutions in the care facilities 

  • Skirting, Architraves, and Finishing Joinery: Fitted with care to reflect the quality and comfort expected in modern affordable housing 

  • Inclusive Detailing: Joinery adapted for mobility access and sensory-friendly environments in neurodiverse accommodation
